términus

Renovation of a café
in a historic building in
Palma de Mallorca
Location:
Palma de Mallorca
Hand over:
December 2026

Concept

The Términus: memory, matter and continuity. A historical symbol.

The Términus, formerly the Hostal Términus, is one of those places deeply rooted in the collective memory of the people of Mallorca.

A space filled with stories, encounters and experiences that, over the years, has become an emotional as well as an architectural landmark.

When we received the
commission to renovate it,
we immediately understood
the responsibility involved in
working on a space with
such a strong identity

It wasn’t just about designing a new space, but about respecting its legacy and living up to the expectations of those who had experienced it for decades and hoped to reconnect with its essence in this new phase.

From the outset, several questions arose: Should we recreate the old hostel and café? Should we opt for a reinterpretation with nods to the past? Or should we adopt a completely contemporary style?

The answer was clear: the space had to speak for itself, establishing a natural dialogue with the magnificent building that houses it and with the history it conveys.

This project was developed from a common thread between tradition and modernity. The paving, without replicating the old hydraulic tiles, evokes their character through the design that frames the benches and highlights one of the original wrought iron pillars.

The second pillar is the support of a unique, eccentric wooden table, a meticulous work of carpentry. Both contribute to the grandeur and support beamed wooden ceilings that, without abandoning their essence, adopt a more contemporary aesthetic thanks to their monochromatic treatment and the interplay of heights that allows for more dramatic lighting and a spacious perception of space.

The walls were finished with lime paint, a finish that, in addition to responding to a current sensibility, recovers the lively and nuanced texture of traditional coatings, generating those “waters” that provide depth and authenticity.

The furniture
combines rustic and
robust pieces with
custom-designed
elements

The large communal table stands out in particular, a very clear idea of the owners, conceived as a place to meet and share, a type that is unusual in Mallorcan bars but has been enthusiastically received by customers of all ages.

The lighting, understood as another material of the project, has been key to building the final atmosphere: warm, close and welcoming, capable of accompanying the experience without imposing itself.

The new Términus
does not intend to be
a replica of the past,
but its natural continuation
A space where memory
remains, but is lived
from the present
